Joseph M. Simantoub founded Viewstone Capital in 2010. In its early years, the firm acquired foreclosed homes and multifamily properties across California and Arizona, purchasing directly from institutions including Fannie Mae, Freddie Mac, Wells Fargo, Bank of America, and the City of Los Angeles.

The firm expanded the scope to include the acquisition of high-density, transit-oriented land for ground-up construction projects ranging from 15 to 120 units. These properties are designed to offer a range of affordability options, serving a broad tenant demographic while enhancing urban neighborhoods.

In line with a broader social mission, they established partnerships with the U.S. Department of Veterans Affairs and has developed housing for at-risk veterans, providing stable, dignified homes for those who have served.

In addition to development and ownership, Viewstone provides strategic consulting for seasoned developers navigating Los Angeles’ complex entitlement and regulatory environment, as well as private financing solutions for select projects and sponsors.

With a long-term investment philosophy and no fixed exit horizon, Viewstone has built a portfolio defined by enduring architecture, intentional planning, mature landscaping, and well-integrated amenities creating distinctive environments with a lasting sense of place.

A Los Angeles native, Joseph graduated from the USC Marshall School of Business with a concentration in Real Estate Finance. He began his career in 2003 as a multifamily broker at Marcus & Millichap and pivoted in 2009 to capitalize on post-crisis market dislocation. Outside of work, he is an avid equestrian and polo player, and enjoys time with his wife, extended family, and their dogs, Hank and Jungo.
